Bluewater Bay is a planned community of about 2,000 acres on Choctawhatchee Bay, begun in 1978. It is 5.6 miles and about 11 minutes by road from our office, along East John Sims Parkway and Bluewater Boulevard. Its own website counts roughly 3,500 homes. The community is unincorporated, so Okaloosa County, not a city, handles building permits here.
About seven in ten homes in the tracts around Bluewater Bay were built in the 1980s and 1990s, which puts springs, rollers and openers well into replacement territory. Many lots back onto lakes, the golf course or the bay, so moisture and salty air reach hinges, track brackets and bottom seals.
The community's site describes gated communities, ungated HOA communities and non-HOA communities side by side. Florida law lets an association's architectural committee review a door's appearance only as far as the declaration or published guidelines say, so look up your subdivision's rules before changing panel style, color or windows.

From the office the route runs along East John Sims Parkway (SR 20) to Bluewater Boulevard, then into Southwind Drive, Sunset Beach Boulevard or Glenlake Circle.
